James Hurst To Levin Watkins Deed 22 April 1786

(Transcribed by Joan S Dunn) Deed Book 1 A Page 392, & 393 James Hurst To Levin Watkins Deed for 5 acres lands This indenture made this twenty second day of April in the year of our Lord one thousand seven hundred & eighty six, Between James Hurst of the County of Duplin & State of No. Carolina, planter of the one part & Levin Watkins of the County and State aforesaid. Witnesseth, that the said James Hurst for and in consideration of the sum of six pounds specie to him the said James Hurst in hand paid by the said Levin Watkins before the sealing & delivery of these presents, the receipt whereof he doth hereby acknowledge, hath given granted bargained and sold, and doth hereby give grant bargain sell slien convey and confirm untop the said Levin Watkins his heirs & assigns forever, a certain tract or parcel of land, sittuate lying and being in the County of Duplin on the north side of Goshen Swamp, & on the dreans of Cowhole, Begining at a spanish oak a corner of William Vining's patent now belonging to the said Levin Watkins, and runing No. 17 Et. 13 pole to a Branch of Cowhole near the head, and thence down the various courses of the said Branch till it strikes Vining's line, and thence along the same to the begining, containing five acres be the same more or less, Being part of a tract of one hundred acres granted by patent to the said James Hurst bearing date the 27th day of December 1763, & now conveyed, that is the above five acres by the said James Hurst to the said Levin Watkins his heirs & assigns forever, togeather with all houses orchards ways water, & water courses profits commodities heriditaments & appurtenances to the same belonging, & the reversion & reversions remainder & remainders, rents issues and profits thereof, and also all estate right and title of him the said James Hurst in and to the said premises. To have and to hold the said premises hereby bargained & sold and every part and parcel of the same unto the said Levin Watkins his heirs and assigns forever, to his & their proper use benefit & behoofe forever, and the said James Hurst for himself his heirs executors and administrators doth covenant promise and grant to and with the said Levin Watkins his heirs and assigns by these presents that the said James Hurst now at the time of sealing and delivering of these presents is seized of a good sure perfect and indefeazable estate of inheritance in fee simple of in and to the said premises hereby bargained and sold, and that he hath full power and lawfull authourity to convey the same in manner aforesaid, free & clear of all former gifts grants bargains sales dowers and righty of dowers judgements executions & troubles whatsoever, & that the said James Hurst ande his heirs all and singular the premises hereby bargained & sold unto the said Levin Watkins his heirs and assigns against him the said James Hurst & his heirs, and all and every person & persons, shall warrant and forever defend by these presents. In witness whereof the said James Hurst hath hereunto set his hand and seal the day & date above written. James Hurst Signed sealed & delivered in presence of Francis Oliver Sarah Oliver State of No. Carolina Duplin County April Term 1787.
