James Floyd To William McCanne Deed 20 April 1790

(Transcribed by Joan S Dunn) Deed Book E Page327, 328, & 329 The within Deed from James Floyd To William McCanne 151 acres This Indenture made the twentyeth of April and in the year of our Lord Christ one thousand seven hundred and ninety and in the year of the American Independence. Between James Floyd of the County of Duplin planter on the one part and William McCanne Junior of the same place Carpenter on the other part. Witnesseth, that the said Floyd for and in diverse good causes and consideratins himself thereunto moving and consenting but more especially for the valuable consideration of fifteen pounds in money and a young horse to him in hand paid before the ensealing hereof hath given granted bargained sold and delivered unto the said William McCanne his heirs and assigns Two messuages Tracts or parcels of Land situate lying and being in the County of Duplin west side of the North East River butted and bounded as follows the first Begining at a stake in Martain Duns River Swamp line Runing thence So. 55 Et. 66 poles to a maple in the side of the swamp thence So. 35 Wt. 160 poles to a stake in Loves Pocoson thence No. 55 Wt. 66 poles thence to the Begining containing sixty six & acres being one third part of Martain Duns old survey the other Begining at Martain Duns Maple corner and Running thence So. 35 Wt. to a pine thence across to James Pickets line to a pine thence along said line to the River thence up and with the various courses of the River to Sam Ratliffs corner thence along said Ratliffs line to Martain Duns old line thence down the same to the Begining containing 85 acres it being an Entry granted to said Floyd of one hundred acres and surveyed by Joseph Dickson be the two Tracts of parcels of Land more or less to have and to hold the said Demised Lands and premises to him the said William McCanne with all the appurtainances to the same belonging to have hold use occupy enjoy and possess as his own free and Lawfull Inheritance free and clear from minor or former gifts grants Leases Mortgages wills Intails Jointers Dowers Judgements Executions Extents of Troubles of Lawsuits or Incumbrances whatsoever and as for me the said James Floyd my heris Executors administrators and assigns shall and will forever warrant and Defend the said peices of Land to him the said William McCanne his heirs Execrs. administrators forever from and against the claim of my heirs as also from and against the Lawfull Claim or claims of any person or persons whatsoever. In witness whereof I have hereunto set my hand and fixed my seal date above written. Signed sealed and Delivered in presence of us James Floyd John Gilmans Margaret Floyd Samuel Ratliff Duplin County June the 30th 1790 These may certify that I have examined Mrs. Margaret Floyd privately and apart from her husband when she acknowledged to have signed the within Deed voluntarily and without any constraint given under my hand the day and date above.
